Phase II Environmental Site Assessments (ESA)

A Phase II Environmental Site Assessment (ESA) is a more detailed investigation of a property that has been identified as having potential environmental liabilities in a Phase I assessment. The goal of a Phase II ESA is to gather more detailed information about the environmental conditions present at the property and to evaluate their impact on the property and its value.

The assessment typically includes:

  • Sampling and testing of soil, air, and water to determine the presence and concentration of contaminants

  • Analysis of the collected samples

  • Evaluation of the potential impact of the environmental conditions identified on the property and its value

  • Identification of any necessary actions to address the environmental conditions

The main goal of a Phase II ESA is to gather more detailed information about the environmental conditions present at a property, and to evaluate their impact on the property and its value. If environmental hazards are identified during the assessment, recommendations for further actions, such as remediation or monitoring, will be made.

A Phase II ESA is a crucial step in the due diligence process for commercial real estate transactions, and it is also required by some lending institutions and governmental agencies.
